Investment

If you’re looking for a relationship bank we may be prepared to provide refinancing on investment properties. We can also offer you acquisition financing.

We have a realistic and flexible approach to evaluating project costs. We factor in soft costs and professional fees and we’re able to foresee and react quickly to many challenges in the development process.  

Commercial property finance

We’re eager to hear about opportunities for senior and stretched senior debt. We’re particularly interested in projects with existing income and multiple tenants. Unusual opportunities where we can add significant value are of particular interest to us.

Our approach is based on increasing the overall value and potential income of a building or development site by focusing on refurbishment and active management.

Senior debt finance for the purchase of eight sites from an administrator for development, primarily into food retail, but with some non-food retail opportunities.

Stretched senior debt facility equating to 80% of acquisition and development costs of 11,000 sq ft new build on the Wentworth Estate, a total exposure of £3.5m.

Provided a syndicated development facility of £115m, in association with Santander and HSBC, to fund The Heron, a development of 284 apartments in the City of London.

£11m senior debt finance for the acquisition and development of Dene Terrace, 14 Georgian style townhouses in Chislehurst, Kent. Due for completion in early 2011.

King Square Studios, Bristol

King Square Studios, Bristol

Initial senior debt finance for the acquisition of an NHS office block. Planning achieved for 243 studios for students. Followed by a mezzanine loan to assist with the speculative development in time for the start of the 2010 academic year.
